Dave’s Mortgage Update

SPCP Grant Program: Conventional Loan for 1st time homebuyers

  • $5,000 Grant that does not get paid back – Money can go towards buyers downpayment, closing costs and prepaids
  • Program is for 1st time homebuyers – First-time homebuyers are anyone who hasn’t owned a home in the last 3 years
  • Down payment requirement is only 3% and the minimum FICO score requirement is 620
  • No income limits
  • Seller concessions are capped at 5% of the sales price
  • They will also provide a credit to a buyer of $500 towards a 1-year home warranty and up to a $500 credit towards the appraisal cost
  • Borrower’s eligibility for the program is based on the buyer's current residence location/address and not the location of the home they are buying. We will input the buyer's current address into the system to see if that address is eligible for the $5000 Grant.

FHA 30 Year Fixed – 6.124% with no points. 5.874% is available paying 1 discount point

Conventional 30 Year Fixed – 7.124% with no points. 6.625% paying 1 discount point

1/0 Buydown offer:

  • If you are able to obtain seller concessions for the buyer to use toward the buy down rate for a 1/0 Buydown, then the loan is locked in at the current market rate but the buyer will get a rate 1% lower for the 1st year and then the rate will then go back to the locked in rate for years 2 thru 30 on a 30 year mortgage
  • If the 1/0 buydown option is used, the lender will offer a $500 credit towards the buyer's appraisal fee!

What do I do if I need a DA for my closing today?

You can call the office at 813-229-8862 and we will try to send out the DA as soon as possible. However, we are not able to issue a DA, if you are missing your paperwork.

When will I receive my 2023 1099 form?

Mary will mail your 1099 to your home address that we have on file by January 31, 2024. Please make sure that we have your updated address.

How do I update my personal information with the office?

You can call the office, or send an email to Mary and/or Sherry, and they will make sure to update your information. Also, you need to make sure to change your information with the DBPR.

How do I get a duplicate copy

of last year’s 1099?

Email Mary at MaryDokuchitz@yellowfinrealty.com for a duplicate copy. She will email it back to as soon as she is able to.

What are the requirements for me to get paid at closing?

We love for our agents to get paid at closing! We will send a DA to the title company, usually 2-3 business days before your your closing. But, we do have some requirements for your paperwork. You must have your Contract, Contract Checklist, the EMD Receipt from the Title Company, and any other applicable addendums or riders that is accompany your contract.

How do I see the training calendar available at Yellowfin Realty?

We are currently working on updating our training calendar. It should be available shortly. If you have any specific questions, feel free to reach out to one of the Office Team and they would be happy to help.

I would like to contribute to my buyers or sellers’ closing costs part of my commission, what do I need to do?

Email Sherry at SherryHall@yellowfinrealty.com, so she can prepare a Commission Rebate Letter for Susie’s review. She will email it back to as soon as she is able to.
